Once we have arranged a start date the materials will be ordered and the scaffolders will arrive the day before start date to erect scaffolding on the sides of your property where we need to gain access. Scaffolding has to be used where construction of Dormers is involved. We also use scaffolding on Velux Conversions so that we do not need to have access to the inside of the property. All work is carried out from out side until the last week when we need to fit the staircase.
Once the scaffolding is erected the materials, skip and our team will arrive on the arranged start date to begin work.
In most cases we will store the materials on the front drive and the skip on the road. Were this is not possible we will make arrangements to store round the back of the property. Alternatively we will arrange for the materials to be delivered in sections. |

Firstly we will remove a section of the roof for access inside the loft.
Then we will start to get our steel or timber beams in place so that we can begin to lay the floor.
Once the beams are in place and secured we will lay the sound insulation and fire protection.
We will then fit the new floor joists which are totally independent from the existing ceiling and lay our waterproof floor boarding.
When the floor is in place we upgrade the existing rafters, form our load bearing dwarf walls, put in any ridge beams and secure the whole roof load. Once all this is done we can remove purlins and trusses. |

The next process is to construct the Dormer (note: this process is only necessary for a Dormer conversion).
First we will construct the dormer frame from timber calculated by our structural engineer.
Once the dormer frame is built and secured we ply-line the cheeks and face of the dormer. This method ensures that the dormer has good strength and stability to be able to withstand high winds.
After the ply-line is fitted we will lay a breathable membrane over the entire dormer and cross baton, ready for tiling. At this point the dormer is water tight. The process of building the dormer and getting it water tight takes 1 day. This ensures your home is not left open to the wind or rain |

| From here we will finish all the external aesthetics including tiling, facia board, guttering and flashings then the dormer is finished from the exterior. Where Hip End Dormers are involved we use all the tiles from the existing roof on the new Dormer roof which gives the impression the Dormer is part of the original structure. We always try to match the external materials with the existing. |

When the loft conversion is finished from the exterior we begin to form the room from inside
Before any finishes are in place we cut out and install the Velux windows, flashing kits and fit the UPVC Dormer windows. This also includes any escape windows that need to be fitted. |

We then cross-baton and cover the complete loft with our top of the range Tri Isa Super 10, foil backed insulation. This insulation works in 2 ways. During the winter the insulation prevents the heat escaping the loft and during the summer when it can become uncomfortably hot in the loft it reflects the heat away from the loft which gives it a dual purpose.
We then construct and any partition walls that need to be used to separate en-suites 2nd bedrooms or walk in wardrobes etc |

At this point we are in a position to start fitting the new staircase.
We will cut out the existing ceiling where the staircase is to be fitted. The sections of the staircase will then be fitted to gether and lifted in place. We will then prop the staircase and secure it at all our points. The new handrail and spindles will then be fitted and the staircase is finished.
The whole loft will then be plaster boarded. |

From here we start to add the finishes, fitting the electrics and any plumbing, fitting doors, door cases, skirting board and architrave etc.
At this point our plasterer will come to plaster the whole loft, stairwell and any disturbed surfaces around the stairwell and landing area.
Once the plaster is dry our team will call back to install bathroom suites |

| On completion we will arrange for a cleaner we visit and clean all the areas where construction was carried out. |
