Once you have received your quotation and you are happy that we have covered
all your requirements, sign and return your proposal acceptance
form in the stamped addressed envelope.
Once we have received your form one of our admin staff will contact
you to arrange a full structural survey of your property. During this
time we take the opportunity to answer any queries you may have regarding
the service or your loft conversion. This time will also be spent discussing
time schedules and start dates. A deposit of £625 will be required
at this stage to administer Building Regulations and Architects fees.
On completion of the survey we will have one of
our Architects draw up your plans. They will then
be sent to you for your approval. If Planning Permission
is required we will submitted them to the Local
Authority for determination under the Section 63
of the Town and Country Planning Act General Development
1990 (Approx 4-8 weeks should be allocated for
a decision. This time scale varies depending on
the Local Authority). This process is only necessary
if the construction requires planning permission.
Once planning has been approved we will then prepare
Building and Fire Regulation plans and submit to
your Local Authority Building Control department
for design appraisal and structural calculations
to justify the proposed design to the Structural
Engineers department for checking and approval.
Upon approval, we will then serve the necessary
Statutory Commencement Notice upon the Local Authority
Building Control Department in accordance with
the Regulation 14 of the Building Regulation 1985
(amended 1994).
We will then obtain the following permits from
your Local Authority prior to the works commencing.
a) Skips & material use and storage on the
highway (Local Authority Highways Section)
b) Waste disposal containers (New Roads and Street Works Act 1991)
Once we have all the necessary paper work you
will be contacted to confirm the start date upon
which one of our teams will arrive to begin work.
